then with the creek south eighty one degrees east forty four perches to intersect a south course of the land called the John and Sarah taken up by John Flook then with the said land called John and Sarah south seventeen perches to the end of the aforementioned south course of the said land called the John and Sarah then with the said land south thirty one degrees east twelve perches to the

aforementioned Kettankin Creek then with the said creek south eighty four degrees west sixty six perches then with the creek south ten degrees west forty perches then with the creek south twenty five degrees east forty perches then by a straight line with the said creek to the beginning trees containing and now laid out for three thousand one hundred acres of land more or less according to the certificate of survey thereof taken and returned unto our land office bearing date the twenty fifth day of march seventeen hundred and fifty three (1753) and there remaining together with all rights profits benefits and privileges thereunto belonging (Royal mines excepted) to have and to hold therefore unto him the said John Hawkins Junior his heirs and assigns forever to be ---- of his and our heirs as of our manor of con------ in fee and common se----------- only for all manner of services yeilding and paying therefore yearly unto us and our heirs at our receipt at our City of Saint Mary's at the two moutnunal feasts in the year viz, the feast of the Annunciation of the Blessed Virgin Mary and Saint Michael the Arch Angel by even and equal portions the rent of six pounds four shillings sterling in silver or gold and for a fine upon every alienation of the said land or any part or parcel
